If your new home is nearing the one year anniversary of its purchase, now is the time to have it inspected. Your builder's warranty normally expires 1 year after purchase and any defects not documented prior to that date will become your problem rather than your builder's. Such things as a leaking roof or shower pan can take months to reveal themselves. Have you notified your builder about issues that have been ignored or unresolved? Have these unrepaired items documented in the form of an inspection report. Don't wait until after your warranty has expired to find those problems that have been there from day one but have gone undiscovered or perhaps unrepaired.
